Frequently Asked Questions
Does TDS Co. accept pets on their properties?
  • Our Green Bay, De Pere & Ripon properties allow residents to keep dogs and cats.  Our Columbus property is limited to cats only.  However, all pets must be approved, a pet agreement must be signed, a pet deposit is required, and there may be a nominal monthly charge.
  • Sorry, we do not allow pets on our Racine or Muskego properties.
 Is there a property manager living on site?
  • All of our properties have property managers living on site.  
 Does TDS Co. have short-term leases?
  • We understand that our residents’ lives can change quickly and sometimes unexpectedly by a job change, marriage, divorce, military service, health issues, etc.  This is why all of our leases are short-term.  Leases are month-to-month with a 60 day notice to vacate and a winter clause that runs from November 1 through February 28.  A sample lease is available for your review right here on our website…please take a look.
 What is your screening process for new applicants?
  • All adults who will be living on the property must complete an application.  The completed applications are then processed by checking employment & income, landlord references, credit check, and criminal background check.  The results are then checked to see if they meet our screening guidelines.  The applicant is then informed of the results and if their application has been accepted.
 Can I contact the landlord if I need to?
  • The owners are always happy to speak with residents.  Either Todd Shanks or Scott Shanks can be contacted by phone or e-mail.  Property policy and regulation issues should be directed to the property manager.  But give us a call if you have rent payment questions, legal concerns or you just want to say “hi”.
 What maintenance services do you provide?
  • TDS Co. provides complete maintenance inside and out.  This includes general repairs, all mechanical maintenance, lawn maintenance, landscaping, and snow removal.  Of course, residents are expected to pay for maintenance expenses incurred due to their negligence or carelessness.
  Can I pay my rent by electronic transfer?
  • Sorry.  Due to increases in bank fees during 2011, it has become cost prohibitive to offer this service.
 Do you accept credit cards?
  • Not at this time.  Again, bank fees for this service are cost prohibitive.

Occupancy Policy

 

TDS Co. LLP has a maximum occupancy policy of two (2) people per bedroom/sleeping room.  HUD considers two (2) people per bedroom/sleeping room to be a reasonable limitation.
